Another Ararat park plot returned to community

PanARMENIAN.Net - The Prosecutor's Office of Ararat Province has reviewed documents related to the allocation of land plots within Ararat City Park to private individuals as part of its authority to protect state and community interests, Armenia's Prosecutor General's Office said.

The review found, among other things, that on April 2, 2008, former Ararat community head A. B. allocated a 0.0591-hectare land plot at 1/1 Aygi Street under a 99-year development right, in violation of Article 77(1) of the Land Code that was in force at the time the legal relationship arose.

The recipient later transferred the development rights to another individual under a donation agreement.

The prosecutor submitted a recommendation to the head of the Ararat community, calling for measures to terminate the development rights agreement concluded between the community and the developer on April 2, 2008.

Based on the prosecutor's recommendation, the competent bodies of the Ararat Municipality took action, and on June 29, 2026, the registered development right for the 0.0591-hectare land plot at 1/1 Aygi Street was terminated by the Cadastre Committee.

The plot has an estimated cadastral value close to market value of 1.109 million drams. As a result, the land has been returned to the community's possession.

Efforts to terminate other development agreements are ongoing.

On June 18, 2026, following prosecutorial action, the Cadastre Committee terminated the registered development right over a 0.1280-hectare land plot located at 36/5 Shahumyan Street within Ararat City Park. The plot has an estimated cadastral value close to market value of 2.403 million drams.
